414 is a mixed-use development with two floors of studio, 1-bedroom & 2-bedroom apartments. Our 18 workforce housing units provide community access to long-term, income-based rental options within easy walking, biking, or busing distance to downtown Traverse City.

Units are listed online as they become available. However, applications for all income tiers and units are accepted anytime. Applicants will be placed on a waiting list and be contacted as units become available. We will confirm your interest and income at that time, and qualifying applicants for available units will be placed in a lottery. What is income-based housing?

Rents will vary based on income, based on the annual guidelines set by the Michigan State Housing & Development Authority (MSHDA) for Grand Traverse County. MSHDA calculates the “area median income “AMI” and then bases rents on where people fall within the average income for the area. See the FAQ below for more information on how rent and income levels are calculated. Commongrounds has a limited number of units at each pricing level, so if we only have 1 available unit, it may only be available at a price for specific income levels.

To calculate what rent would be for your household, and to determine whether there is a unit available, follow these steps:

Step 1

Determine income bracket

Use table 1 (below) to determine where your income falls in MSHDA’s “area median income” (AMI) calculation. Look up the income bracket for your household size and income level. For example, if you are a 1-person household making $52,000 per year, you are in the 80% AMI bracket.

Step 2

Determine rent for your income bracket

Use table 2 (below) to determine your estimated rent payment by finding your AMI percentage and desired unit type. For example, if you are in the 80% AMI bracket and seeking a studio apartment, your monthly rent would be $1260. Note that utilities are included for people qualifying for 100% AMI units or below.

Step 3

Verify if there is a unit available for your income level

Commongrounds can only make a certain number of units available for each pricing level (1/4 of total buildings in unit for each income bracket pricing), and any available units will be posted describing the prices available. A household can qualify to rent an apartment at the pricing for their household hold income or one bracket higher. For example, if Commongrounds has a studio unit available to be rented at 80% AMI or 100% AMI pricing, then households earning 60% or 80% AMI could qualify to rent the unit at the 80% AMI rate ($1260); or a household earning 100% AMI could qualify to rent it at the 100% AMI rate ($1550). Households earning 40%-80% AMI qualify for 60% AMI rates. If your household earns below 40% AMI, you do not qualify for housing in Commongrounds at this time.
