Thanks to our successful community investment campaigns, we raised $1.4 million from 500+ community owners to help us build the building. We were able to leverage the success of these community investment campaigns as equity to obtain other funds needed for our construction phase and to support operations as the building was opening.

Initial Steps:

1. Purchase a $50 lifetime (non-refundable) share

2. Become a community owner

4. Optional: Pay annual dues for active ownership

Return Structure:

• Type: Annual fixed cumulative dividends

• Payment Timing: Q1 of following year

• Historical Rate: 6-7%

• Condition: Dividend accrues annually, to be paid in cash to investors when cooperative earns cash profit

• Tax Reporting: Tax documents issued when dividends are paid in cash

Important Tax Information: Based on current tax guidance, tax forms are only issued when the board formally declares and pays cash dividends—not while dividends are accruing. This means you will not receive tax documents until Commongrounds begins paying cash returns.

For a $1000 investment in 2023:

• Base Investment: $1,000.00

• 2023 Return: $5.10

• 2024 Return: $60.00

• Accrued Dividend Return: $3.26

• Total by 2025: $1,068.36

Part of our mission is to create ways for the community to grow wealth by investing in 8th Street. We will make opportunities to do so available regularly. However, securities regulations require that we only take investments during specific windows when we have registered with the Securities & Exchange Commission.
